Looking after homes

We look after the house. You still own it.

Temdem Limited manages houses and flats for the people who own them. You hire us. We visit, we book repairs, and we send a short note of what we found.

The work is done for a fee, under an agreement with the owner. We do not buy the home, and we do not sell it for you.

For the owner, not for a residents’ committee

The person who writes to us owns the house or the flat, or they have the owner’s say-so. We answer to that person. A neighbour can tell us a gutter is dripping, and we will pass it on, but the instruction to spend money comes from the owner.

A typical start is simple. The owner names the address, says whether anyone is living there, and tells us where the keys are. We agree what we will check, how often, and what we may book without asking again.

A visit, then a note

On a visit we walk the rooms the owner has asked us to cover. We look at windows, taps, the heating, signs of damp, and the lock on the way in. If something is already broken, we photograph it and say so in the note.

The note goes by email. It says what we saw, what we booked, and what it is likely to cost. It is a few paragraphs, not a pack of forms. See a house for the kind of walk-through this is.

Repairs we book

Keys, only when you ask

We hold a set of keys only if the owner asks us to. We keep a note of who took them out: us, a contractor, or someone the owner named. When the job is finished, the keys come back to the same place.

We do not cut extra sets, and we do not hand keys to a caller who cannot show they were sent by the owner.
