Looking after homes
When an owner asks Temdem Limited to look after a place, the first visit is a walk-through. We learn the layout, the obvious faults, and who to call if something fails.
The pictures here are the kind of rooms we are asked to check. They are not a list of homes for sale.
We start at the door: does the lock turn, does the letterbox shut, is the step safe. Inside, we open windows, run a tap, and listen to the heating if the season calls for it. A stain on a ceiling gets a photo and a line in the note, even if it is old.
If someone is living there, we agree a time first. We do not turn up unannounced and walk through occupied rooms.
Leaks start under sinks and behind washing machines more often than on a show wall. We look under the sink, along the bath edge, and at the seal around a shower. A slow drip is cheaper to catch on a visit than after a ceiling has stained.
We do not redecorate. If the owner wants a new kitchen, that is a separate instruction, with a price agreed before anyone starts.
The owner writes when something breaks, or when a contractor needs to be let in. We book the visit, meet them or leave the agreed key, and confirm when they have left. If the home is empty for a stretch, we can call in on the dates already set, just to see that it is still shut and dry.
Insurance in the owner’s name, the choice of who lives there, and any decision to sell. We can tell the owner what we saw on the last visit. We do not market the home, and we do not collect a buyer’s offer.
If you want us to start on a place you own, use the contact form and name the address.
